Blackburn HVAC Services
Blackburn’s features a range of different commercial buildings and units, all with differing HVAC requirements. Converted textile mills, modern office buildings, healthcare and leisure premises, and retail units. We work and support all of these sectors, covering commercial HVAC in Blackburn and East Lancashire, taking on installation, maintenance, and emergency repair work.
HVAC Maintenance
Before we put a maintenance contract together, we get to understand your systems, how old they are, and what condition they’re in. That initial assessment shapes our visiting schedule, so it’s built around your specific plant rather than a generic ‘one size fits all’ template. All visits are documented for compliance and insurance purposes.
Older mill and industrial buildings often have HVAC systems that have been added to over the years without much coordination. Our engineers deal with this kind of thing regularly and will work out what you genuinely need, not just sell you a standard contract.
Breakdown and Repair
When something fails, the cost going further than just the initial repair. It’s the disruption, lost productive time, or the uncomfortable office for guests and staff, as well. We respond to callouts across Blackburn and East Lancashire as quickly as we can, an our engineers carry common parts to try and ensure we can fix issues on first visit.
Don’t have a maintenance contract with us? Not to worry. Give us a call and we’ll let you know realistically how soon we can get to you. We’d rather give an honest answer, than one that sounds good but isn’t.
Commercial Heating
Winters in East Lancashire are cold, and older equipment can start to struggle, or are just too expensive to run. We install and service commercial gas boilers, heat pumps, and heating systems across the area, with all gas work conducted by our Gas Safe registered engineers. Projects from from an initial survey through to commissioning and subsequent maintenance.
If you’re spending more on gas than seems reasonable or dealing with a system that keeps letting you down, a survey will quickly establish whether a repair, upgrade or replacement makes sense. We can also look at heat pump options where that’s worth considering.
Air Conditioning
We’ll always survey the building before recommending anything to better understand layout, occupancy, and daily use. Specifying without this information is how businesses end up with air conditioning that either can’t maintain temperature or costs far too much to run. We work with VRF, split, and multi-split systems and will recommend whatever the survey points to.
All refrigerant work is done by REFCOM certified engineers, keeping everything compliant with F-Gas regulations. We can set up a servicing programme from the point of commissioning so there’s no gap between installation and maintenance.
Ventilation
Poor ventilation usually shows up as something less obvious than just a broken system. Staff may complain about stuffiness, or you may have noticed condensation building on windows and walls. By the time these things are noticeable, the problem has usually been around for a little while. We design and install MEV, MVHR, and commercial ventilation systems across Blackburn and East Lancashire, and review and service existing systems too.
Converted buildings are popular in Blackburn, and often face this particular problem. As the original ventilation was designed for a different purpose (pre-conversion), we often find that open-plan offices or light manufacturing businesses that move into these buildings suffer. We regularly review and redesign the ventilation in these buildings, to better suit their new applications.
Mechanical Installation
We take on mechanical installation throughout Blackburn and East Lancashire, covering design, BIM coordination, site installation, and commissioning on new build or refurbishment projects. We can lead as principle mechanical contractor, or work as part of a wider team.
If you’re in the early stages of a project and want to talk through the mechanical scope before design is locked in, we’re happy to do that. Getting involved early tends to produce better results and reduces problems during construction.
TM44 Inspections
Buildings with air conditioning systems totalling 12kW or more in combined cooling output need a TM44 inspection every five years under the Energy Performance of Buildings Regulations. We carry out inspections across Blackburn and East Lancashire and issue the report the same day.
It’s an easy one to lose track of, particularly if you’ve moved premises or taken on a building from someone else. If you’re not sure whether your site needs one or when your last certificate runs out, give us a call and we’ll tell you where you stand.
Serving Businesses Across Blackburn
Blackburn with Darwen is one of the larger boroughs in Lancashire and as a commercial economy that balances its textile and manufacturing heritage with a growing professional services, distribution, and healthcare base. The borough has a substantial number of older mill and industrial buildings, much of which have been converted to office, trade, or light industrial use, sitting alongside a host of recent commercial and logistics developments along the M65 corridor.
Blackburn town centre has seen investment around it’s shopping centre, with a growing retail and leisure offering. The Shadsworth Business Park and the commercial zones around the Whitebirk industrial area, close to the M65 juction 6, house a wide range of manufacturing, distribution, and trade businesses generating ongoing HVAC maintenance requirements. Further out, the Frontier Park development at Whitebirk provides large-format retail and trade stock that adds further demand for planned maintenance and reactive cover.
East Lancashire Hospitals NHS Trust, which operates the Royal Blackburn Teaching Hospital on Haslingden Road, is one of the larger NHS sites in the North West and a consistent source of planned maintenance and statutory compliance work. Blackburn College manages a substantial town centre campus, and the wider borough council estate adds further demand for HVAC servicing and inspection across civic and community premises.
Blackburn sits roughly 75 minutes from our base at Leeds East Airport in Church Fenton. We cover the town and the wider East Lancashire area, including Darwen, Accrington, Clitheroe, Burnley and the surrounding towns, on both planned and reactive contracts.

Blackburn HVAC FAQs
What types of businesses do you work with in Blackburn?
Across Blackburn and East Lancashire we work with manufacturers, food producers, NHS facilities, logistics operations, office occupiers, retail and leisure venues and trade premises. The range is part of what makes the area interesting to work in. We don’t turn work away because it’s not our usual sector — we have the experience and accreditations to operate across all of these environments.
How do you price HVAC maintenance contracts?
There’s no standard rate card, because the cost is driven by what’s actually on the site — the number, age and type of systems, how many visits per year the contract requires, and whether reactive callout cover is included. We’ll assess the site before quoting, and the price we give you will be fixed rather than subject to add-ons. Most clients find that once we’ve seen the site, the quote comes back faster than they expected.
How do I arrange a site visit or quote in Blackburn?
Call 01904 630414. We’ll take a brief over the phone, establish what the job involves and arrange a site visit from there. We don’t ask you to fill in long online forms before we’ll talk to you — a call is the fastest way to get the process moving. If you’d prefer to write, our contact form comes directly to the team and we’ll respond within one business day.
