A comfortable office is a productive one. If the heating isn’t keeping up in winter, the air conditioning is struggling through summer, or the ventilation just isn’t doing its job, your staff notice. We provide HVAC installation, air conditioning and maintenance services for commercial office spaces of all sizes across Yorkshire and the North of England, from single-floor office suites through to large multi-tenanted buildings and corporate headquarters.
Air conditioning for offices
Office air conditioning needs to balance a lot of competing demands. Open plan areas with high occupancy generate heat differently to meeting rooms or private offices. Server rooms and IT suites need consistent cooling regardless of what the rest of the building is doing. If your building has a mix of south-facing glazed areas and north-facing interior spaces, you might be dealing with overheating in one area and underheating in another at the same time.
VRF and VRV systems are well suited to office environments because they let you manage different zones independently, so each area of the building can be controlled according to how it’s actually being used. For smaller offices or individual floors within a larger building, split and multi-split systems are usually the most practical and cost-effective option.
We carry out all air conditioning installations through our REFCOM-certified engineers in line with F-Gas regulations. We also carry out TM44 air conditioning inspections, which are a legal requirement for office AC systems with a rated output above 12kW. Office HVAC maintenance
HVAC problems in an office tend to become everyone’s problem pretty quickly. A boiler that goes down in January, air conditioning that stops working in July, or ventilation that’s been quietly underperforming for months. These issues affect staff wellbeing, productivity and sometimes your ability to keep the building compliant with workplace regulations.
Our planned maintenance contracts keep that from happening. We carry out scheduled visits throughout the year, covering all of your HVAC assets including boilers, air handling units, split and VRF systems, extract fans and plant room equipment. We keep your service records up to date and respond quickly to reactive callouts in between visits.
We’re also happy to take over maintenance on systems we didn’t install. If you’ve inherited a building with existing HVAC equipment and need someone reliable to look after it, we can survey what’s in place and put together a contract that covers it properly.
HVAC installation for office buildings
Whether you’re fitting out a new office, refurbishing an existing one or replacing a system that’s reached the end of its life, we manage the full process from design through to commissioning and handover.
For ground-up office developments and larger fit-outs, we offer a full mechanical design and BIM service. We produce detailed mechanical designs and building information models that integrate with the wider construction programme, giving developers, architects and main contractors a clear picture of how the HVAC system will sit within the building before installation begins. This reduces the risk of on-site problems, makes coordination with other trades more straightforward, and ensures the system is designed correctly from the outset rather than adapted as the build progresses.
We’ve worked across a wide range of office environments, including large corporate fit-outs, multi-tenanted commercial buildings and office refurbishments where the space needs to remain at least partially operational during the works. We start by understanding how the building is used, what the occupancy and layout look like, and what level of zoning and control makes sense, then design around that rather than applying a one-size-fits-all solution.
